WTF is an ADU?
Who out there has considered investing in a tiny home? What sparked your drive? For many of us we want to downsize and experience life in a less traditional way. Perhaps for you, that is on the road or maybe investing in a unit to encourage people to visit your community through AirBnb. Whatever your reason let's break down the steps you may need to take to “park” your tiny on your property.
First step, let’s become acquainted with the acronym ADU. Have any guesses? Drum roll please, Accessory Dwelling Unit. Get cozy with these three words as this acronym could be the only way to legally invest in a tiny home on your property. What exactly is an ADU? Basically, it is a smaller independent residential dwelling unit located on the same lot as a permanent foundation home. Maybe you have heard ADU by another name. These units are often referred to as granny flats, accessory apartments, and secondary suites. ADUs can either be an internal project, meaning built within the single family home i.e. garage conversion, or more commonly used as detached units. Many municipalities have adopted ADU zoning and planning permitting to better serve the wants and needs of their citizens.
Second step, give your county zoning and planning department a call and see if you can receive the green light for your tiny home project. If your county is familiar with permitting ADUs they will send you lots of information in regards to the steps you need to take. I am going to be completely honest with you, this process can get cumbersome and expensive. But what good comes easy? This is an investment in a newer movement. As more folks show their support for these types of dwellings the easier the process will become. There is so much for potential here it is overwhelming. ADUs open up incredible possibilities to increase housing affordability, create a range of housing options within your community, and from a sustainability standpoint they facilitate better use of existing housing fabric in established neighborhoods.

Check in on their craftsmanship and attention to creating a tiny that doesn’t cause you and your family too many shrinking pains. Ask questions and don't ever stop asking questions. Keep in mind this is your tiny home and you should be familiar with what is happening to your home during the build.
